  • Q: Am I required to make my property available to Section 8?

    A: No, if you do not want to accept section 8 you do not have to.
  • Q: Are you licensed?

    A: Yes, we have been licensed in the state of CA since 1974.
  • Q: Can I reach you after hours?

    A: We do allow after hours emergency calls.
  • Q: Can you put the money directly into my account?

    A: Yes, we do offer ACH payment to our owners.
  • Q: Do I get to see the lease?

    A: Yes, we can email it to you or you can view it in you owner portal.
  • Q: Do you sell real estate too?

    A: Yes, but our primary business is managing our clients investments
  • Q: How and when do I get my checks?

    A: Assuming rent is paid on time we pay out all owners on the 10th of every month
  • Q: How is rent collection handled?

    A: Tenants can pay in office with a personal check, money order or a cashiers check as well as online through their tenant portal
  • Q: How long of a lease do you sign?

    A: We do a 1 year lease unless otherwise instructed by the owner
  • Q: How much security deposit do you charge the tenant?

    A: Based on the tenants credit we take between 1 and 2 months rent for security deposit
  • Q: How soon can you start managing my property?

    A: We can start as fast as needed by the owner!
  • Q: What type of properties do you manage?

    A: We Primarily manage single family homes but we do make acceptions for some small multi family buildings
  • Q: What type of reports do I get and how often?

    A: You as the owner will get a monthly statement showing all income and liabilities every month with your rent payment as well as a year end statement showing all income and liabilities for the year for you to be able to file your taxes
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposit in our trust account
